Smoke Detector Testing & Maintenance
Smoke detectors may be periodically checked for response to actual smoke by homeowners. (Try using a short candle at the bottom of a tall glass jar. The candle will tend to produce a lot of smoke due to lack of oxygen, and the jar will keep hot wax off hands and carpeting. However, if such testing is done too frequently, the smoke may prematurely coat the sensors with a film that could block their sensitivity.)
I also suggest the installation of carbon monoxide detectors to protect all sleeping areas whenever combustion appliances are present in the home.

90-Day Limited Buyers Warranty*:
This
warranty is provided as part of our service,
at no additional cost
to the the buyer.
Up to $2,000 of coverage is provided.
Although
coverage begins on the day of the inspection and continues
a minimum of 90 days, we will extend the coverage 21 days past
closing
if the sale of the house takes longer than the original 90-day
period.
Therefore, the buyers are guaranteed at least 3 weeks of coverage
after
closing.
In other
words there is a minimum of 90 day’s coverage; with a maximum
to 21 days following closing.
There are no deductibles.
There are no exclusions for "pre-existing" conditions.
Buyers may choose their own contractors.

The buyer does not need to take any action to initiate the policy.
Our buyers
are provided with hard copies of their claims forms shortly
after their inspections. The forms, themselves, explain the simple
process to follow in the event that something is not working right
or
has failed.
If a buyer happens to lose the claim form, another can be provided.
If a
covered item breaks or stops working after the inspection, the
warranty
can be used.
